Les Bouleaux (pron. Lay Boolow) is situated on the edge of Villetoureix village. The house is spacious throughout with 2 bedrooms on the ground floor and 2 bedrooms in the tower extension upstairs. The garden is very private with a substantial laurel hedge surrounding the outside space. The swimming pool (10mtrs X 5mtrs) is for your exclusive use and is 1.2mtrs deep throughout, no deep end. Garden gates either side of the property help keep the young children safely in view.

Everything is provided for your enjoyment and convenience, including broadband internet, a widescreen TV home entertainment system and lots of play equipment. The young ones should never be telling their parents "I'm bored!"

The idea is that parents can have a holiday too!

Although you can walk to the nearest shops and restaurants, just a mile or 2 from the villa, a car is needed for access and for visiting the many local places of interest. Villetoureix is approximately 6-7 hours drive from the central English Channel ports such as Le Havre and 9-10 hours from Calais. The nearest airport is Bergerac, less than 1 hour away, served by Ryan Air and FlyBe. Car hire is available at Bergerac airport.

THE HOUSE - A LABOUR OF LOVE - We completed the construction of our 'dream' house in the Dordogne in the summer of 1999, after 4 years of endeavour. We designed the property ourselves and were personally involved in all stages of the building work.

HOLIDAY IN SPACE - The first thing noted by visitors is a feeling of spaciousness from the long and wide entrance hall to the main upstairs bedroom with ensuite shower room and separate sitting/dressing room. And, plenty of car parking. We believe that Les Bouleaux provides everything that visitors need to just settle in and enjoy their holiday even when the weather is not at its best. Our REVIEWS page demonstrates how we are doing!

FAR FROM THE MADDING CROWD - The balcony has proved to be a haven for 'rest and recuperation', with views over the surrounding countryside, and perhaps a good book (from our own well stocked library) a glass of wine and the strong possibility of an afternoon doze!

SOUNDS GREAT - LOOKS GREAT - If at any time you would like to leave the great outdoors for the great indoors perhaps to relax in the spacious lounge, there is a 46" television with a Humax freeview (UK) TV receiver, Bluray DVD player with 100+ films to choose from, and a CD deck. Feel free to bring your own games console which can be hooked up to the TV.



COOK A GOURMET MEAL - The kitchen is superbly equipped, with a table and 4 chairs, fully fitted with solid oak units a fridge freezer and separate drinks fridge. There is a microwave oven and a dishwasher. A toaster, even an electric hand blender and a wok. Then there is the utility room with washing machine and ironing facilities.

SLEEPS 8 - Also on the ground floor are 2 large bedrooms (1 double and 1 twin) a bathroom with shower over the bath. There is a further WC on the ground floor. Upstairs in the 'Tower' you will find the main bedroom, with its' own sitting room, doors to the balcony, and ensuite shower room. Also upstairs is the 4th bedroom which has bunk beds.



SPECIAL NEEDS - The property is very accessible to the elderly and wheelchair users. The whole site is flat and the exterior doors are wide - plenty of room to manoeuvre. 2 of the 4 bedrooms are on the ground floor.

  • For Baby - there is a high sided cot with mattress protector, please supply your own bedlinen for the cot. Also a high chair and a stairgate.

  • Telephone - is installed and at your disposal to make free local, national and calls to the UK and to receive any incoming calls. Free wi-fi broadband internet is also provided.

  • Health & Safety - the house is equipped with Smoke Alarms, Fire extinguisher, a fire blanket and a first aid kit. We also supply clear instructions on what to do if you are faced with a medical emergency.


OUTDOOR LIVING - The 'exclusive use' 10 x 5 metre SWIMMING POOL is surrounded by ½ acre of enclosed, lawned gardens. Between the pool and the house is a paved terrace and parterre full of aromatic plants such as rosemary and thyme. A recently installed 5 mtr x 3 mtr gazebo on the terrace provides shade and an ideal venue for outdoor dining. Sun loungers, parasols and a barbecue are all there to ensure outdoor living is a reality under the Dordogne sun. After years of maturing, the garden now offers a great deal of privacy. The house is situated on the edge of the village with neighbours to the left and opposite the front aspect. To the right and rear of the garden are fields of crops and in summer you may well be surrounded by a glorious display of sunflowers. The rear garden is ideal for children, safely enclosed by a fence, gates and laurel hedge on all sides. There is a childrens swing, a badminton net, and in the garage, table tennis, 4 adult and 2 young childrens bikes, available for your use.



Les Bouleaux - is our half-acre of France, situated in an elevated location on the edge of the village of Villetoureix. There are views towards mainly open countryside and the Dronne river valley. Being an inland location there is rarely much wind, except perhaps in the winter. Most nights in Summer you will experience a clear sky, so take the opportunity to turn off all the house lights and just repose on a lounger gazing upwards at the most incredible display of stars. The Milky Way is obvious and shooting stars (the persids) are active in August.

Villetoureix - is a working (that is to say it is not a sleepy dormitory) village with a population of 400. The very attractive church is in the centre with a with a village shop and restaurant. On the edge of the village is an Aldi discount supermarket. There is a lane down to the river, and the possibility of swimming there. Although undulating, the local lanes and byways are very rewarding to the walker and cyclist. Besides the mixture of wooded and open countryside you will chance upon interesting little hamlets and farms. Many forms of wildlife rarely seen in Britain nowadays are relatively easily spotted as you explore. Red Squirrels, Buzzards, Red Kite, Owls and many smaller birds and animals are resident locally.

Ribérac - is the local market town, only 2 miles from the house. Although Ribérac has a population of only 3600, there are 2 well-ranged supermarkets and a lively high street with a good variety of shops, banks and cafés. Every Friday the town centre really bustles with the spectacle of one the most celebrated markets in Périgord. A multitude of stalls selling everything from mattresses to bricabrac, but to many people the highlight is the food area. Not only do the French cook food well, they really know how to display it as well! A real photo opportunity! Bicycles can be rented in Ribérac and canoes are for hire on the nearby river Dronne.

Aubeterre is a hillside village 30 minutes away by car that is a must visit, especially on a summers day when the riverside beach is full of activity, the river is good for swimming, canoes are for hire and a picnic on the grass with plenty of trees for shade is always enjoyed. Then you can visit the village itself, climb the narrow street to the pretty tree lined village square, enjoy a light lunch in the popular crepérie, and visit the monolithic church, it is an enormous cave hewn from the cliff face, unique and fascinating.

Verteillac is another country town, that holds a market on Saturdays, and has an Alladins cave of a store called Merlauds, from 6 eggs to a grand fireplace all sold from higgledy-piggledy displays in the narrowest aisles you will ever see.

Comberanche-Et-Epeluche is only 4 miles away, a pretty but unpretentious village for most of the year, then on the last Saturday in August every year, the place erupts into a blaze of colour during the day when rafts are dressed up with flowers and costumed children. The floats are all part of the Epeluche festival which culminates in the evening with a firework display worthy of comparison with the best of the millennium celebrations.

Brantôme, also 30 minutes away, but in the opposite direction from Villetoureix, is mentioned in all the guide books as the Venice of Perigord. The river Dronne loops through the town, otherwise dominated by an impressive abbey and former monastery. The Moulin De L'Abbaye sits alongside the river with it's working water wheel and one star Michelin restaurant, go on spoil yourselves, the food is delicious!

There are several bathing/leisure lakes in the area, the closest and one of the most popular is at La Jemaye, about 7 miles south of Ribérac.

As you spread your wings, perhaps on a cycling tour or maybe a half-day in the car, there are many interesting villages and locations to visit. The Michelin yellow series no.329 is a good detailed map for local touring, although if you intend to do some serious walking then the IGN blue series maps are even better.

The region is justifiably famous for it's food, and there is a large choice of restaurants to choose from. All the most popular are listed in our housebook.



TOURING

Dordogne is an administrative department in the Aquitaine region of south-west France. The French refer to the area as Périgord in much the same way that the British describe parts of Gloucestershire and Oxfordshire as the Cotswolds.

Les Bouleaux is situated towards the northern boundary of the Dordogne and is central for exploring a wide variety of attractions that many describe as the most interesting in France. You could head north, south, east or west and within 2 hours find plenty to see and in most instances something for the children as well.

To the east first, and only 30 minutes away is Périgueux, the capital of the region, where you will find a good selection of shops, a Hypermarket (Auchan), and if you go on Wednesday, a bustling market. The market is set up around the narrow lanes of the old town not far from the cathedral.

Further east from Périgueux is the village of Hautefort, dominated by a large castle. The gardens here are particularly worth a visit. To the south-east of Périgueux you are now heading into the cave and castle country of Perigord Noir (Black Perigord, so called because of the dense forestation in this area). Les Eyzies is the centre of an area renowned for prehistoric caves. There are many to visit, and maybe caves are a good choice on a cloudy day when sunbathing is off the agenda! About 15 miles north of Les Eyzies is the world famous cave at Lascaux. Now you can only visit a replica of the original, discovered by two boys playing with their dog 70 years ago. But even the replica is worth the trip. (Beware long queues in the summer!)

On to Sarlat, a very attractive Perigordian town with many shops selling the local produce and all the buildings in the local golden coloured stone.

South from Sarlat and heading back in a westerly direction alongside the great Dordogne river itself are many small towns, villages and chateaux that have established the region as a major tourist area. Domme, Beynac, Castlenaud, La Roque Gageac to name but a few, and on to Bergerac. A full day trip from home will enable you to visit two of the most popular sites in the region. 100 miles to the east of Les Bouleaux are the 'perched on a cliffside' town of Rocamadour and the Gouffre De Padirac, a giant chasm in the ground with visits to the caves underground by boat on the subterranean river.

Bergerac is directly south of Les Bouleaux and is similar in size and 'feel' to Périgueux. There is a wine and a tobacco museum in the town. The Bergerac area is the centre of the Dordogne wine industry and the town is surrounded by vineyards, especially to the south where there seems to be vines as far as the eye can see! Monbazillac is a worthwhile visit for the chateau, and our favourite is Chateau De La Jaubertie where you will find excellent wine produced by the Ryman family. Their story is a fascinating read in the book 'A Chateau in the Dordogne'

There's plenty to see and do west of Les Bouleaux, although the themes of your days out will be different to the Dordogne river valley. The wine buffs will be in their element at St Emilion, and north of Bordeaux in the Médoc. About an hour from Les Bouleaux to the north-west is Cognac where (mostly free) visits to the world famous distilleries are popular.

Bordeaux is the major city in the south-west of France. The city centre caters for shopaholics and is interesting to see anyway for the architecture. An enormous shopping centre to the north of the city has mega stores such as IKEA, Auchan and Toys-R-Us.
The other possible destination west is the coast and beaches. A good 2 hours to Royan, more to Arcachon and L'Isle d'Oleron.
Finally north, Angoulême has excellent shops, a comic museum and a bustling café life.

About 2 hours north-east is Limoges, where you can find the producers of its famous porcelain. Limoges is also famous for, er, trolley buses! More seriously there is a town, well a ghost town, that many people visit to pay their respects. Oradour-Sur-Glane was visited by the Nazis on 6th June 1944. When they left every inhabitant (save for a handful of escapees) had been murdered and their homes set alight. To this day the remains of the houses, the cars in the streets and even the trolley bus cables can still be seen where they were on that fateful day.

A real treat for the whole family is Futuroscope at Poitiers. A theme park based on the moving image. The 3D filmshows, simulators and giant screens are amongst some of the best you will see anywhere.

SPORT

The Dordogne is not famous for its sporting facilities, although tennis and horse riding are well catered for along with plenty of swimming and watersport locations. Canoeing is easily available on all the rivers and lakes. Fishing is popular with details and licences available from Riberac town centre. I can vouch for some excellent golf courses from 30 minutes to 2 hours distant.

Spectator sports are limited to watching local boules matches, perhaps a village football match and if you're really determined the ex-pat Brits. have established a couple of cricket venues in the region!!?

We completed the building in 1999, and have been delighted with a virtually full booking list and excellent feedback every year since. Here are some of our more recent reviews:

The house and grounds are simply amazing. Surrounded by sunflowers the property has a big enclosed garden big enough to play badminton and football in (at the same time).
Every cooking utensil and technology you would ever need. Better equipped than my house in the UK.
House would benefit from some AC but there are fans available. We were there in exceptional high temperatures so probably not essential.
Only negative is that the nearest shop is 10 mins walk down the hill. All others are a short 10 min drive away.
Owners are great and checked we were ok by phone.

We stayed at Les Bouleaux for the first two weeks in July with two teenagers (16 and 19).
The accommodation was a real home from home and had everything we needed for a very comfortable stay.
We enjoyed the large enclosed garden and made good use of the private pool as temperatures reached over 30C most days.
It is a very peaceful location for those lazy days by the pool, but there are activities to keep others happy.
The bikes available were great and were useful when travelling to the nearby village for a leisurely lunch about 4km away.
A car is essential for visiting places further afield as the location is quite rural but local supermarkets, restaurants etc are no distance away.
There are many beautiful villages and towns to explore and many markets to wander round, all within an hours drive.
We hired canoes at Tocane-Saint-Apre. where they transported us up river and we enjoyed 4 or 5 hours travelling back on the water with a stop for a picnic and ice cream half way.
Although there were a few weirs to negotiate, most was paddling along open stretches of river.
We thoroughly enjoyed our time and would definitely recommend it to others.
We have holidayed in France many times and found this gite to be one of the best we've used. A good time had by all!

We really enjoyed our stay in this lovely house. It was very well equipped, we found everything we needed. There is a lovely covered terrace which was great during warm days and evenings. A local shop nearby provides bread in the morning, but all larger supermarkets are also very nearby. The contact with the owners was very pleasant. Fantastic villa in a fantastic location. Everything you could ask for to enable a quiet and relaxing holiday. Had a lovely two weeks in Les Bouleaux. We have been doing villas/gites in France for many years and found this villa to be among the best we ever stayed in. It was very well equipped and Paul and Val had thought of everything to make it a memorable experience, including a well stocked library. Plenty to do and see in the area with two convenient supermarkets nearby and a very good market in Riberac on a Friday. The pool was welcomed on the few hot days we had there. Just wanted to let you know what a wonderful time we're having here at Les Bouleaux. On checking the visitor book we were here for almost the same week (5th to 12th June) in 2004. The house has matured beautifully with age. The garden is so secluded now the laurel hedge has grown up. The new kitchen is wonderful and best of all the cupboards are stuffed to the gunnels with all the things you could possibly want. The pergola is brilliant for shade and dining outside.

All dates are Saturday (4.00pm) to Saturday (10.00am), 7 nights in total, for the rental of the property only. A maximum of 8 persons* are allowed to reside on the property. All utilities, bedlinen and a supply of towels are included. Towels are also provided (1 bath towel and 1 beach towel per person including children and babies.) Plus 4 hand towels and 1 tea towel. Heating is not included in the price for your rental, but can be provided at cost, if required.

THESE BOOKING CONDITIONS ARE AN INTEGRAL PART OF THE CONTRACT FORMED BETWEEN THE OWNERS AND THE CLIENT WHEN THE CLIENT RECEIVES CONFIRMATION.

The contract shall be governed by English law in every particular including formation and interpretation and shall be deemed to have been made in England. Any proceedings arising out of or in connection with the contract may be brought in any court of competent jurisdiction in England.

1. The property known as 'Les Bouleaux', 'The Property', is offered for holiday rental, subject to it's continued availability for rental, and confirmation by: Mr & Mrs Dorey, 8 Bishops Drive, Salisbury SP2 8NZ. 'The Owners', to the renter, 'The Client'.

2. To reserve the Property the Client should complete and sign the booking form and return it together with payment of the initial non refundable deposit (25% of the total rental due). Following receipt of the booking form and deposit the Owner will send a confirmation statement. This is the formal acceptance of the booking. *

3. The non-refundable balance of the rent is due not less than eight weeks before the start of the rental period. If payment is not received by the due date the Owner reserves the right to give notice in writing that the reservation is cancelled. Reservations made within 10 weeks of the start of the rental period require full payment at the time of booking. For the 2021 Coronavirus affected booking season payments made will be refunded if travel restrictions prevent travel to and a stay in France during the dates that you have reserved or if you decide not to go because of quarantine costs on your return.

4. Subject to clauses 2 and 3 above, in the event of a non-insurable cancellation, refunds of amounts paid will be made if the Owner is able to re-let the Property. An administration charge of £50 will be deducted from the refundable amount. The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover). and to have full cover for the party's personal belongings, public liability etc, since these are not covered by the Owner's insurance.

5. Any chargeable expenses arising during the rental period (e.g. heating, babysitting, extra cleaning etc.) must be settled locally with the Owners representative or the persons providing the service before departure.

6. A security deposit of £300 is required in case of, for example, losses or damage to the property or its contents or extra cleaning. However the sum reserved by this clause will not limit the Client's liability to the Owner. The Owner will account to the Client for the security deposit and refund the balance due within 2 weeks of the end of the rental period.

7. The Client agrees to be a considerate tenant and to take good and diligent care of the Property and to leave it in a clean and tidy condition at the end of the rental period. Although a 'changeover' clean is included in the rental cost. the Owner reserves the right to make an additional charge if the Property is left in an unacceptable condition. The Client also agrees not to act in any way that would cause disturbance to those residents in neighbouring properties.

8. The rental period shall commence at 4.00pm on the first day and finish at 10.00am on the last day. Any change to this arrangement must be agreed and confirmed in writing by the Owner. Part weeks may be available at the owners discretion, however the minimum price for a part week will be 50% of the original price.

9. The maximum number to reside in the Property must not exceed eight unless the Owner has given written permission. The Client must not sub-let the Property to a third party.

10. The client shall report to the Owners without delay any defects in the building or breakdown of equipment. Arrangements for repair or replacement will be made ASAP, subject to clause 6 above.

11. The Owner will not be liable to the Client in the event of;

  • Any temporary defect or cessation in the supply of public services to the Property, neither in respect of any equipment in the Property or garden.

  • Any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the owners.

  • For any loss, damage or inconvenience caused to or suffered by the Client if the property should be destroyed or in any way rendered uninhabitable before the start of the rental period. And in any such event the Owner shall within seven days of notification to the Client, refund to the Client all sums previously paid in respect of the rental period.
12. We are obliged by law to maintain a suitable protection against infants falling into the swimming pool by accident. The sensor alarm, fitted to our pool, complies with this law, and the Client, by agreeing to these terms and conditions must immediately report to the Owners any operational faults during their stay. We strongly recommend that infants are only allowed to play in the back garden when a responsible adult is in attendance.

13. Under no circumstances shall the Owners liability to the client exceed the amount paid to the Owner for the rental.

14. A signed and returned reservation form will be accepted by the Owners as the Clients acknowledgement of their acceptance of the above terms and conditions.

15. The signatory to the reservation form (The Client) should ensure that all members of the party occupying the Property during the rental period are fully aware of the contents and implications of the above terms and conditions.
 
HEATING

Please make use of the supplied heaters as necessary to ensure your comfort if the temperature drops. Please do not leave the heating on overnight or whilst you are away from the house during the day. However a charge will be made to your security deposit if the meter readings indicate prolonged use of the heaters.
